Scope of Work
2Tone owned a lot zoned RA7 (low rise apartment) in Newton. The site had an existing apartment building on the north side and a large, empty yard on the south side. Situate was hired in 2020 as the planning consultant to conduct a zoning analysis and manage the subdivision of the site to allow for the development of a new building on the south side of the lot, which would maximize its development potential.
Situate managed the application to the City and conducted outreach to the Newton Community League. A major challenge with the application was that EPCOR Water’s process at the time was to require infrastructure upgrades at the subdivision stage. Situate advocated for Fire Rescue Services to conduct a risk assessment that resulted in upgrades being deferred to the development permit stage.
The subdivision application was approved by the City on October 19, 2020. As a result, 2Tone will be able to develop new multi-unit housing on an underutilized piece of land.
