Campus Assets Inc. is the development arm of Alignvest Student Housing, which owns and operates edu-centric academic accommodations buildings in Ottawa, Waterloo, Kitchener, Oshawa, Hamilton, and Edmonton. 

Scope of Work

In 2021 Campus Assets hired Situate to assess the St. John’s Institute on Whyte Avenue in Garneau, to determine the optimal rezoning option for redeveloping the site to be able to house more students. 

The site is located on Whyte Avenue, an arterial roadway, close to the University of Alberta, and within the Garneau-University major node (as designated by City Plan).

Situate reviewed the standard zoning options within Edmonton Zoning Bylaw 12800 and determined that rezoning to the CB3 (commercial mixed business) zone, together with an amended Main Streets Overlay, would be the desirable rezoning strategy. During the process Situate handled government relations, municipal relations and neighbour relations, which included custom signage, a mail-out, webpage, and virtual open house. 

The rezoning application was approved 12-1 by Edmonton City Council on April 5, 2022 (see Items 3.10 and 3.11 in the meeting agenda). Situate was pleased to lead the process.
