Initia Developments is a real estate development firm with the sole purpose of working on projects that are both sustainable and made to last. Initia believes in the importance of exceptional architecture and design, proper urban integration, and creative infill solutions.

In 2019 and early 2020 Initia Developments rezoned land and attained a development permit for a small scale commercial development on a prominent corner site in the Edmonton neighbourhood of Prince Rupert. With a mix of office and retail, the development is intended to add walkable neighbourhood amenities and contribute to the vibrancy of the community. 

However, the development permit was appealed to the Subdivision and Development Appeal Board (SDAB) by an adjacent landowner with concerns about traffic, namely—traffic volume, congestion, pedestrian safety and parking. Consequently, Initia engaged Situate to prepare the formal respondent submission to the appeal board, consisting of written arguments and supporting illustrations.

Situate’s submission demonstrated that the proposed project would not unduly interfere with neighbourhood amenities, in accordance with Alberta’s Municipal Government Act. Consequently, the board’s decision denied the appeal and confirmed the issuance of the development permit. As a result, the commercial development will be able to proceed, attracting retail and offices to complement and enhance existing neighbourhood amenities.
