Design Two Group is an ​award-winning design firm focused on progressive physical spaces through creative visual communication and strategic goals.

Design Two Group was the architect for a net-zero house for aging in place on a narrow lot, zoned RF1 (single detached residential) in Strathearn, and applied to the City for a development permit. The application was refused by the development officer because of variances to the maximum height, site coverage, and cantilever length, and Design Two appealed the decision to the Subdivision and Development Appeal Board. 

Situate represented Design Two at the appeal hearing and successfully demonstrated that the proposed project would not unduly interfere with neighbourhood amenities, in accordance with Alberta’s Municipal Government Act. Situate also demonstrated that the variances were needed in order to accommodate solar panels on the roof and to have enough space inside the house to install an elevator.

Consequently, the board overturned the development officer’s refusal and issued the development permit. As a result, construction will be able to proceed, providing a sustainable home its residents can remain in as they age, in one of Edmonton’s mature neighbourhoods with future LRT access.
