Echelon Services is a family-owned company that builds infill homes in Edmonton and Vancouver.

Echelon Services owned a lot, zoned RF3 (small scale infill development) in Allendale. Situate was hired in 2022 as the planning consultant to conduct a zoning analysis, and manage the subdivision and development permit process for the site. Situate determined that the lot was large enough to accommodate a single detached house and a semi-detached house with basement suites.

Situate managed the initial subdivision application to the City, the subsequent development permit applications, and conducted neighbour outreach. Situate also coordinated design services with Dualita Architecture.

One of the major challenges of the project was that Alberta Land Titles was experiencing major delays in registration of new lots after subdivision approval. Situate was able to convince City Administration to approve the development permits before the new lots were registered, which resulted in huge time savings and allowed Echelon Services to start construction more quickly than they otherwise would have been able to. The City then made this process available to all applicants who were waiting for their approved subdivisions to be registered.

Echelon Services can now build six units of housing on their site in one of Edmonton’s mature neighbourhoods.
