Scope of Work
Homes by Metro acquired a lot, zoned RF1 (single detached residential) on the future Valley Line Southeast LRT route with the intention of developing ground-oriented multi-unit housing. Metro hired Situate as the planning consultant to conduct a zoning analysis and manage the rezoning of the site. Situate determined that rezoning the site to the RA7 (low rise apartment) zone would allow Metro to maximize the development potential of the lot, and align with City Plan policy.
In order to ensure we were transparent with the community about the rezoning process, Situate created a project webpage in order to share information about the project and answer commonly asked questions. Situate also put up a custom sign on the site with the webpage URL, sent notices to the surrounding neighbours to let them know about the project, and reached out to the ward Councillor.
Situate’s rezoning application was unanimously approved by Edmonton City Council on January 25, 2022 (see Item 3.11 in the meeting minutes). As a result, Homes by Metro will be able to construct a low-rise building that will house a variety of people and families looking to live in a central, mature neighbourhood, steps from an LRT Station.
