Homes by Metro is an experienced custom home builder dedicated to building new homes in Edmonton’s character-filled mature neighbourhoods.

Homes by Metro acquired a lot in the mature neighbourhood of Avonmore—located steps from the future Avonmore LRT stop on the Valley Line LRT—with the intention of redeveloping the existing single detached house into “missing middle” multi-unit housing.

Situate was engaged as the planning consultant to manage the rezoning process from the RF1 (single detached residential) zone to the RF3 (small scale infill development) zone. The project scope included a zoning analysis of Metro’s preliminary development concept, outreach to the neighbours, community league and ward Councillor, compiling and submitting the application, shepherding the project through the City’s Infill Fire Protection Assessment (IFPA) and risk assessment processes, and ensuring the journey to City Council public hearing was as smooth as possible.

The new project aims to add diverse housing options at a more affordable price point than other built forms are able to achieve, and support the City’s investment in LRT infrastructure.

The rezoning was unanimously approved by Edmonton City Council on October 6, 2020 (see Item 3.4 in the meeting minutes).
