New Era Luxury Homes is a family owned and operated business with over 60 years of combined construction experience. New Era builds homes throughout Edmonton and the surrounding area, in both greenfield neighbourhoods and mature neighbourhoods like Bonnie Doon, Garneau, King Edward Park, Hazeldean and now, Windsor Park.

In 2021 New Era hired Situate to conduct a zoning analysis for their lot in Windsor Park, and subsequently to manage the rezoning of the lot to the RF3 (small scale infill development) zone in order to build row housing with basement suites and a garden suite. 

This was one of the first rezoning applications for row housing in the Windsor Park neighbourhood, where most of the housing is made up of single detached dwellings. Situate handled all aspects of the application, including the neighbour outreach process, which included sending custom notices to the neighbours and creating a project webpage to share information and to answer commonly asked questions. 

The rezoning application was unanimously approved by Edmonton City Council on February 23, 2022 (see Item 3.17 in the meeting minutes). The community league and one neighbour spoke in favour of the application, stating that the new row housing would bring much-needed family friendly housing to the neighbourhood. Situate was pleased to lead the process.
