Scope of Work

 

Norstar Industries had a narrow lot in Strathcona zoned RA7 (low rise apartment zone). In 2021, Norstar hired Situate to facilitate the development permit application process for a six-unit residential building. Due to the small size of the lot, the application required three variances to the minimum stepback, landscaped buffer, and amenity area regulations.

The application was approved by the development officer but was subsequently appealed by three separate neighbours, and a number of other submitted letters of opposition to the development. Situate represented Norstar at the appeal hearing and successfully demonstrated that the proposed project would not unduly interfere with neighbourhood amenities, in accordance with Alberta’s Municipal Government Act. 

Consequently, the Subdivision and Development Appeal Board upheld the development officer’s approval and issued the development permit. As a result, the multi-unit housing development will be able to proceed, attracting new residents to one of Edmonton’s mature neighbourhoods with nearby access to Edmonton’s river valley.
