Scope of Work
Radnus Developments is a longtime owner and property manager of a 1960s walk-up apartment building in Strathcona. Located just south of the river valley and a few steps from the 99 Street corridor, the building has an excellent location but is nearing the end of its lifecycle. As a result, in 2019 Radnus decided to initiate the process of reimagining the future of the site.
Situate was engaged to provide technical rezoning strategy and expertise, as well as to support the project through coordination of a market study, preliminary design, community engagement, engineering reports and government relations.
The site was ultimately rezoned from the RA7 (low rise apartment) zone to the RA8 (medium rise apartment) zone by unanimous approval of Edmonton City Council on November 3, 2020 (see Item 3.11 in the meeting minutes).
The rezoning will result in new, high quality, and community-oriented housing in Strathcona, one of Edmonton’s most diverse, vibrant, and walkable neighbourhoods.
