Scope of Work
In 2021 Redline acquired a sizable infill site on the future Valley Line West LRT route. Redline hired Situate as the planning consultant to manage the rezoning of the site. Situate determined that rezoning the site to the RA8 (medium rise apartment) zone would align with City Plan policy, which encourages mid- to high-rise development along Stony Plain Road.
Located on a primary corridor, rezoning on this site is one of the first to occur since City Plan was passed. In order to ensure open and transparent communication with the neighbourhood, Situate created a project webpage in order to share information about the project, answer commonly asked questions, and receive feedback through an online survey. Situate also put up a custom sign on the site with the webpage URL, sent notices to the surrounding neighbours to let them know about the project, and held a virtual open house with the community.
After many hours of public hearing, the rezoning application was approved 12-1 by Edmonton City Council on February 8, 2022 (see Item 3.11 in the meeting minutes). As a result, Redline will be able to construct a building that will house a variety of people looking to live in a central, mature neighbourhood directly on the Valley Line LRT.
