Scope of Work
Christenson Development’s Southwoods Village redevelopment is located in the heart of the mature neighbourhood of Hazeldean. Absolutely unique in Edmonton, the Southwoods site is designed to be inclusive and multigenerational, with existing and relocated family-friendly town housing along the edges, and apartment housing for mature adults and seniors needing supportive care in the centre. The site is also noteworthy because it’s designed to incorporate small scale commercial uses and geothermal energy. In addition, it’s the subject of the University of Alberta Housing for Health research study, led by Dr. Karen Lee.
Christenson Developments engaged Situate to lead the process to simplify the zoning framework for the site, thereby allowing the second phase of redevelopment to proceed. The site had been rezoned twice before, in 2007 and then again in 2013, but each time the result was a complicated direct control zone that quickly became outdated with regard to many requirements, including parking.
Situate managed the rezoning process from the old direct control (DC2) zone to a complementary set of standard zones, under which the site will be able to grow and evolve over time.
The rezoning was unanimously approved by Edmonton City Council on September 22, 2020 (see Item 3.10 in the meeting minutes).
