Empire Signature Homes Ltd. is a family-run business with over fifteen years of construction experience that builds affordable rental projects throughout Edmonton.
Scope of Work
Empire Signature Homes acquired a lot, zoned RF1 (single detached residential) within the 149 Street Secondary Corridor, as identified by Edmonton’s City Plan, with the intention of developing stacked townhouses. Empire hired Situate as the planning consultant to conduct a zoning analysis and manage the rezoning of the site. Situate determined that rezoning the site to the RA7 (low rise apartment) zone would allow Empire to maximize the development potential of the lot, and align with City Plan policy.
Situate created a project webpage in order to share information with neighbours about the project and answer commonly asked questions. Situate also put up a custom sign on the site with the webpage URL, sent notices to the surrounding neighbours to let them know about the project, and reached out to the ward Councillor.
Situate’s rezoning application was unanimously approved by Edmonton City Council on June 12, 2023 (see Item 3.4 in the meeting minutes). As a result, Empire Signature Homes will be able to construct a low-rise building that will house a variety of people and families looking to live in a central, mature neighbourhood.
