EqRes Property Development specializes in creating architecturally awesome, high quality, energy efficient homes that minimize ecological impact.

Scope of Work


EqRes had a lot in Sherwood that they successfully rezoned from the RF1 (Single Detached Residential) zone to the RF3 (Small Scale Infill Development) zone on June 23, 2021.

Following the rezoning, they created concept plans for a four-unit row house with secondary suites that Situate reviewed. Situate worked with EqRes to reduce the number of zoning bylaw deficiencies and justify a 1.2 metre variance to the rear setback regulation.

The application was refused by the development officer because of the rear setback variance, and EqRes appealed the decision to the Subdivision and Development Appeal Board. Situate represented EqRes at the appeal hearing and successfully demonstrated that the proposed project would not unduly interfere with neighbourhood amenities, in accordance with Alberta’s Municipal Government Act.

Consequently, the board overturned the development officer’s refusal and issued the development permit. As a result, the row housing development will be able to proceed, attracting new residents to one of Edmonton’s mature neighbourhoods with future LRT access.
