The team behind Little Village Wellness Centre is a passionate group of registered psychologists with a heart for serving their community. Multicultural, multilingual residents of the Oliver community, the Little Village team has a vision to provide mental health support to the neighbourhood and beyond, with a focus on supporting children and adolescents. 

In 2021 the Little Village team started the process of acquiring the John L. Lang Apartments, a designated Municipal Heritage Resource.

Little Village hired Situate to help them rezone the house and amend the Oliver Area Redevelopment Plan, as the first steps in realizing the team’s vision of repurposing the house to a wellness centre with a small cafe. Situate eagerly jumped on board and wrote a custom Direct Control (DC1) zone to allow for the desired commercial uses in the house, as well as to ensure that the historic house would be preserved.

Situate managed the rezoning process and represented the Little Village team before the community, City of Edmonton Administration and City Council. Situate also shepherded the project through the City’s Infill Fire Protection Assessment (IFPA) process, where it was determined that existing hydrant and water main infrastructure would be sufficient for the planned future uses of the building.

The rezoning application was unanimously approved by Edmonton City Council on September 8, 2021 (see Item 3.3 & 3.4 in the meeting minutes). Following the approval of the rezoning, Situate handled Little Village’s development permit application, which was subsequently approved on November 24, 2021.

The Little Village Wellness Centre will soon be a community gathering spot, offering public access to healing and nourishment from a designated heritage resource. Situate is proud to have played a role in helping this important community amenity come to life.
