Oh Five Developments is a family company that is passionate about providing housing in walkable and transit-oriented communities throughout Edmonton.

In 2022, Oh Five enlisted the services of Situate as their planning consultant to conduct a zoning analysis for their property located in Strathearn and oversee the rezoning process to enable the construction of a six-storey multi-unit housing development. After careful examination, Situate determined that the most suitable course of action would be to rezone the site to the RA8 (medium rise apartment) zone. This decision was based on City Plan policy, which encourages increased density along 85 Street, as well as the proximity of the site to the Holyrood LRT station.

On April 24, 2023, Situate’s rezoning application got unanimous approval from City Council, without any deliberation or discussion (refer to Item 3.19 in the meeting minutes). Consequently, Oh Five now has the opportunity to construct a building that will accommodate diverse residents of Edmonton, who are looking to live in an established neighbourhood just across the street from an LRT Station.
