Tacada is a family-owned real estate company committed to delivering quality housing. Tacada has been in business for 30 years, and encompasses several home-building brands including Daytona Homes, City Homes, Carriage Signature Homes, and Accent Infills.

Scope of Work


In 2021, Tacada hired Situate as their planning consultant to conduct a zoning analysis for their property in Prince Rupert. Situate recommended rezoning the site to the CB3 zone, which allows for mixed-use development.

This decision was based on the flexibility of the CB3 zone’s regulations and City Plan policy, which encourages mid- and high-rise building forms along 111 Avenue and near the Kingsway/Royal Alex LRT Stop. Situate also managed the coordination of required technical studies, including a transportation impact assessment, a drainage servicing report, and an environmental site assessment.

On May 30, 2023, Situate’s rezoning application was unanimously approved by City Council without any deliberation or discussion (refer to Item 3.2 in the meeting minutes). As a result, Tacada can now construct a building that accommodates diverse residents of Edmonton looking to live in a central neighborhood within walking distance of an LRT Station.
