Uptown Boulevard is a boutique builder that has been in business for four years. They are an Edmonton based development company focused on enhancing the infill market with homes built in special pockets around the city.
Scope of Work
Uptown Boulevard owned a lot zoned RF1 (single detached residential) in West Jasper Place. Situate was hired in 2022 as the planning consultant to conduct a zoning analysis and manage the rezoning of the site to the RF3 (small scale infill development) zone. The rezoning would allow for the development of four units of row housing with basement and garden suites.
Situate managed the application to the City, which involved amending the Jasper Place Area Redevelopment Plan, and conducted neighbour outreach. Outreach included sending custom notices to the neighbours, engaging with the Community League, and creating a project webpage to share information and answer commonly asked questions.
The rezoning application was unanimously approved by Edmonton City Council on September 13, 2022 (see Items 3.4 & 3.5 in the meeting minutes). As a result, Uptown Boulevard will be able to develop ground-oriented multi-unit housing that is close to a future LRT station and provides more housing options in West Jasper Place.
